Are you a licensed real estate broker?
Yes, our license number is BK3071663, We are registered as a
Real Estate Broker with the State of Florida, The Department of Business and
Professional Regulation (DBPR)and the
Florida Real Estate Commission (FREC). We are also members of the Florida Association
of Realtors and National Association of Realtors, which also makes us
“Realtors” thus we utilize the MLS (Multiple Listing Service) system to market
Do we have to offer a commission to a buyers agent?
If you want to be in the MLS/Realtor.com, you do. It is required for all Realtors to list a property on the MLS system, you must offer some type of Buyer Agent commission. It can be whatever you want it to be. We've seen everything from 3% to a flat dollar amount to percentages plus bonuses. It can actually be whatever percentage or dollar amount you like. The choice is absolutely yours and keep in mind it can also be negotiated during the purchase. The decision is yours but we do recommend that it be somewhere around 3% (of the sale price to be paid at closing).
How do I handle showings?
Once your house is on the market and your sign installed in your yard, you will begin getting calls from both Realtors and Buyers wanting to schedule showings of the home. How you handle showings is really up to you and your availability. Do your best to accommodate all showing requests, either you can be there in person to let them in OR consider purchasing a lockbox from Home Depot or Amazon. Lockboxes are commonly used and very convenient if it fits your needs.
How does flat fee work?
Instead of a hiring a “full service” Realtor to list your home, Your essentially acting as your own listing agent you pay us one flat fee to list the home on the MLS. You provide us with the required information to list the property such as photos, measurements, description, commission amount you wish to pay a buyers agent who brings an offer that results in a closing and we put it on the MLS for you within 24-48 hours. Once active, you will begin getting calls for showings, you handle the calls and showings. Any offers will likely come from those showings with other agents and you handle it like you were selling For Sale By Owner. You handle scheduling your inspections, appraisals, etc and getting it to the title company for closing. We are here to help you Monday-Friday during business hours with any questions you may have along the way.
What Counties Do you Cover?
We currently list properties in the following counties: Pinellas, Pasco, Polk, Hillsborough, Charlotte, Desoto, Lake, Manatee, Okeechobee, Orange, Osceola, Sarasota, Seminole, Sumter and West Volusia. Marion County is coming soon.
What do we do if we need to make changes to our listing?
Simply let us know and we will take care of it. No extra charge for changes. Even if you decided to take your house off the market and withdraw the listing, no problem, no cancellation fees. Please log in to the "Seller Login" with the user name and password you created when you first listed (you should have received this in an email), and go to edit my listing and follow the promps (edit price, edit photos, edit status, etc. This will notify us of the change you wish to make and we will take it from there).
What if a buyer comes to me with no agent?
Jump up and down because you won’t have to pay any commissions to anyone! The more you spread the word about your home for sale (thru social media, open houses, etc) the more you increase your chances of selling it yourself.
What is different about what you do?
We started this real estate company because we believe that
selling real estate shouldn’t be a one size fits all. Not everyone needs full
service, but simply putting a FSBO sign in your yard doesn’t work. So, this is
the best of both worlds. You get the number one tool agents have to sell
houses, without the agent! Saving you tons of money. Real estate is one of the
only business’ that the process to list is the same, but the commission is
based on how much your house is worth, should you have to pay more simply
because you have a nicer home?
What is the MLS? And how does it work?
The MLS is the primary marketplace for Realtors to market their listings to other agents who have buyers looking for properties like yours. The MLS is what we as Realtors use. It is the best tool in any Realtors toolbox. The MLS system is set up to feed these listings to syndicate websites such as Realtor.com, Zillow.com, Yahoo.com, too many websites to list. Essentially, if you see a property advertised for sale on the web, it is BECAUSE of the MLS system.
Which websites will my listing appear on?
Way too many to list. We share your listing with as many sites as we can and those agreements with the Florida Association of Realtors are constantly changing and new websites being added, our goal is to get your property in front of as many people as possible. Don’t worry, people will absolutely know your property is for sale.
Who’s contact information will appear in the listing?
On the MLS both of ours. Because we are the broker of record, it will contain our information, but we will put in the listing realtor remarks to please contact the owner directly for all offers and showings. Realtor.com and the MLS (which is the public view of the MLS) only allows the broker of record info to appear, it is prohibited to put a sellers contact information on the public marketing remarks.
We do our best to drive traffic directly to you. Our website will feature your listing with your contact information. Our yard sign will have an editable rider where you will put your contact information.
Will you provide us a sign or lockbox?
We will provide you a beautiful yard sign with brochure box upon request (you just need to select it at checkout)and we will ship one directly to you.
We do not provide lockboxes, however you can purchase one directly from any Home Depot, Lowes or Amazon.
